TIF and Planning Commission Meetings This Week--Please Read

    and only $800k for stadium naming rights in the first year? aren't other similar stadiums averaging closer to $2M per?

    It's a conservative projection across the board, clearly. Also, this is talking strictly about cash. All sponsorship numbers as released to the media include trades and other non-cash value to pump up the numbers for public consumption.

    I have no problem in that # other than that knee jerk reaction of it being sub 15K. It is a realistic starting point. These aren't pie in the sky numbers. These will probably be close to actual numbers.

    I agree its better to get a conservative plan approved and pleasantly surprise everyone, than get it approved with high estimates and be deamed a failure if you fail to meet any of the numbers.

    Bump....

    So does anybody know how major this meeting is tomorrow? When does the city council actually vote on the whole project? Has anybody seen or heard anything new about how Funk feels about the whole plan, since it appears he is the only one who isn't already on board? Dying for news of any kind....:)

    the bottom of that article seems to state that the city council will pass the plan.

    he isn't on board? I could swear everything that's been in the papers/online for the last month have proven that he is indeed on board. At least, nothing to suggest that he isn't. As far I could tell, he was just fine with it since the TIF changes were made and the Lane4 plan passed the TIF Council muster.

    That's good to hear if it's true....it would make the road alot less bumpy :D. I thought I read somewhere (post #167) that the other 12 council members were on board but he was still hedging (could possibly have been just a writer's opinion that I remember reading)....hopefully that's old news and he is on board now.

    As far as the meeting tomorrow....will this be where the council actually votes or is this just one of many meetings leading up to a vote in a few weeks?

    Not sure. I'd think that someone from the Front Office would post out here generating interest in attending the meeting.

    The last I heard today is that it will not be needed for this meeting/vote.

    The Planning Committee meeting will only to rezone the entire area from Residential/Commercial to Urban Redev. Dist. (URD). This essentially means it is classified as a Blight area and is now eligible for TIF money. This is a necessary classification for TIF purposes.

    If it were not approved the plan can not proceed. So far there has not been any opposition other than the 'the businessmen'.

    We did not get onto the docket for the Finance committee to approve the TIF this week 11/28 because of this. The next date for the Finance committee is next Wednesday 12/5. The agenda for which has not been posted. No doubted waiting for zoning approval. The date after that is 12/12. These are the likely dates for worry.

    Bottom line tomorrow should be automatic and it is not yet time to be sweating...

    The millitary is cutting 600 civillian jobs from the Bannister area.

    Just curious if any one has any sort of macroeconomics sense and knows if this could be a good thing(ie, more jobs needed in the immediate area) or a bad thing... or just a no thing?

    I think this might be referencing the federal building further west on Bannister Road (maybe a mile west of 71 Highway), not near the mall itself.

    Having worked in that complex (temp job for the IRS about 10 years ago), you're right.

    That's correct. Formerly Bendix(sp?) currently Honeywell.

    And it really shouldn't have much impact on this.

    Ok, I thought I had seen a post (yours?) earlier about a rezoning meeting and wondered if this might be it and that being a reason why there did not need to be any support.

    The only reason I knew it was there is because my mom also worked for the IRS before they moved :D. In fact, she retired early to avoid the commute to the new location across from Union Station.

    The re-zoning was fast forwarded to Third reading.
    It is now in front of the council for approval.

    The TIF has now been logged in and First reading was today.

    This means the second reading should be 12/5 and on approval it should go in front of the council on 12/13. Of course these are bureaucratic dates! The council could approve it on the 6th if they felt so inclined.

    So circle that date for final approval.

    The docket already issued.

    Here’s a little more to clarify where we stand:

    Yesterday, the Kansas City Council’s Planning and Zoning Committee unanimously approved the Ordinance and Resolution related to the Three Trails rezoning, development plan and amendment to the land use plan. The final reading and passage by the full Council will be next Thursday, December 6.

    For those keeping score at home the project is 3 for 3 on committee votes, all unanimous.

    Coming up, we have what in many ways is the most important vote of all:

    On Wednesday, Dec 5 at 8:15 am the Kansas City Council Finance Committee meets (10th Floor, City Hall, 414 East 12th Street) to consider the project. This is the first public session in which Mayor Funkhouser will participate so we need to pack the room. Public comment will be accepted and the Mayor needs to see, and hear, that it is the will of the people to approve this project – now. So if there is one meeting to attend, this is the one.

    With approval on the 5th, the full KC Council will vote on the Three Trails TIF Plan at 3 pm, Thursday, Dec 13 at City Hall, 414 East 12th Street, 26th Floor. This is a bigger room than the 5th, and we will again need to pack it, including the balcony. An approval here leaves only the State vote in the Spring.

    The Three Trails Redevelopment has great momentum so a big thank you to everyone who has attended earlier votes. Now, grab a friend and bring a sea of Wizards blue to City Hall on the 5th and 13th!

    Our team owner asks us what kind of bar we want with the new stadium, and now the VP of Development gets on BigSoccer to clarify the process of getting the TIFs.

    I would just like to say I love this organization.
