Over the weekend, I was hanging out with a good friend of mine that it is a manager at Cerner. Last week at a meeting, the stadium came up in general conversation. He was told that OnGoal was looking at building the stadium out at Legends. I am not sure how much weight this has but my friend isnt one to bullshit and said that came out of the mouth of someone he trust to be reliable. Maybe they are abandoning the Bannister Mall plan or maybe they are just looking at contigent plans just in case. Who knows.
I'd read that somewhere that that was a rumor (a stadium at the Legends), but can't remember where it was I read it, it could have even been on here...
I also had a friend who was at a seminar with Neil Patterson, asked him when the stadium was coming and got no response at all basically ... aside from awkward silence. He wound up apologizing for putting NP on the spot as he'd only asked jokingly.
Yeah, I think I have read that too. But, my friend usually gets good intel so it has me wondering. It wouldn't be too far-fetched. There is still a lot of land out there to be used and they are already playing out there. I would just like to hear something.
Wherever it ends up, they need to start some construction soon or we will become permanent guests at CAB.
I overheard somebody at last week's tailgate talking about problems acquiring the land (at Bannister) where the Toys R Us used to be.
The search term "Three Trails Redevelopment" has not been used in a news story since June. I wonder if it even still exists. I know it has only been very recently that anyone started buying municipal bonds again. Treasuries had them beat every possible way in the looking glass economy of the last two years. Now we're starting to get back to normal I'm sure there is a ginormous amount of munis out there on the street waiting to be bought, which is probably making things pretty rough until they start getting soaked up by institutional investors again. Or I could be misunderstanding the news I've been reading; I'm by no means a securities expert or professional of any kind.
No kidding. The problem with Bannister has always been the demographics. You're just not going to get the retail out there, other than some low level stores. The economy certainly won't help that, but it's not the cause either. And that causes TIF problems. A significant housing part would help the plan, but again the economy. And that'd be an even further delay. But, Legends would be a disaster. We need to stay as close to the urban core as possible.
This is part of my understanding for the hold up, is that people haven't been buying municipal bonds.
Big disclaimer: the following statements are what I understand but is not an official quote. I have made a couple requests for official interviews but have had no response. My understanding is that the Municipal bonds were not selling as well. I had heard something like none had been sold since last fall. If they have started moving again then that would be a good sign. I think they have to sell a certain amount of those to cover some portion of financing before they can trigger the next phase. Yes. I believe it is correct that the building where the Toys r Us and Best Buy were still needs to be purchased in order to build the site as it has been designed. If they bought it now, it would sit idle until the Municipal Bonds and other pieces trigger the next move. The price may (or may already have) go up because it is the last piece (or next to last) that needs to purchased. But if they bought it now it would be with borrowed money and they would be paying interest on a building they can not do anything with yet. I think that if the project was moving forward and the owners refused to sell for a "reasonable" price, you would see the city intervene to force the issue. The building is not the holdup. A lot of people thought they would not be able to get the stores out at The Legends either or have the demographics to support them. At least at first. If the Bannister site does fall through somehow I wonder what would happen to that land. I fear it would leave a negative image for all involved.
Stick a fork in that stadium deal... I pretty much give up on having a stadium, and I'd rather see them move than build a stadium at Legends..... to me might as well build it by the airport....
The Airport? That'd be a 10 minute ride for me ..... ... there is nothing wrong with Legends if that is where it needs to happen. Unless I am not understanding the bigger picture ... stadium is a stadium right? People manage to get there, even the hispanic fans if they want to (Santos home game @ CAB). We just have a size issue where we are now, its not a SSS and it hurts but we could double up on those crowds if it was I am sure and that is all we need. The stadium can't be in everybodies back yard. Hell Arrowhead is 20 minutes closer for me but when I go in there on the 20th it will take two hours. No biggie.
How about across the street from Zona Rosa? I know I'm just throwing a random place out there, but there is a lot of new build-up there and caddy corner 1-29 and Barry Road is a big empty lot that would be a great place for a stadium. I know that's pretty far north for all the OP people, but... Wait, why the hell am I even talking about this? I wish we'd get some kind of an official word on the Bannister Mall situation.
Zona Rosa is currently a pain to get into and out of. I imagine with a stadium ther it'd be even worse. Plus we'd basically have to start the whole TIF process with the city over again. Thad's comments about the Municipal Bonds is probably the closest will get.
I live five minutes from Zona Rosa and I can't say I like this idea -- its all to conjested, plunk 18,000 extra people into the mix and it all falls apart. I really think Bannister is a great site unless we want a downtown stadium. Word
