    During the DC champs league game, an announcer mentioned that "DC opens the season at Arrowhead..." so apparently TV announcers don't even know...

    FSC's announcers will probably call CAB Arrowhead all season because they are ********ing clueless. During the U.S. Cuba game one of them misidentified one of the u.s. players as another u.s. player who had subbed off about 10 minutes earlier. So the moral of the story is they don't even pay attention to the game half the time why should they know what's going on around the league?

    Community America Ball Park has too many syllables.....but I would think that "at Kansas City" would be better than naming the wrong stadium. They'll get used to it at some point (probably in 2009), especially when they see how our little packed stadium ROCKS. :D

    I know I have been away awhile but I thought we were going to be getting a stadium built. Was I dreaming or is it really true? I am sure a stadium rendering would shed some light onto this. Or did that get put back until mid-summer?

    like was always to be expected, it got delayed because of complications. that was over a month and a half ago, though.

    !!WARNING!! this is a 60 MegaByte File. So Beware.

    There are many fascinating little details that can be gleaned.
    Some are noted below.

    - As noted earlier there are 24 pieces to this TIF with only sections 1-3, including stadium, Hotel, Tournament fields and Stadium retail are all set for 2010, despite some media misinformation. All phases must be complete in 10 years.

    - Roughly $300 million of 'In lieu of taxes' payments will be made over the life of the project.

    - Roughly $260 million city taxes will be generated, of which 50% or $130 million will go into city coffers.

    - The entire redevelopment area generates roughly $2 Million in property taxes right now.

    - Assessed value for 2006 was $21 Million. Jackson county has a 32% assessed rate. Appraissed value is therefore roughly $65 Million for all the land.

    - Total Stadium Building cost is estimated @ $46 Million,$11 Million from City, $10 Million from State and $25 Million from Private.

    - $16 Million for the tournament fields is ALL private. Bizarre.

    - Land cost is $20 million shared roughly by city and developer. So no progress till the State TIF activates the project.

    - State TIF is only $10 million and is for building costs, Super TIF pays demolition & site work for roughly $6 million. It also pays $11 Million for Land acquisition cost, no doubt the present sticking point.

    - Stadium will have an annual payroll of $1.25 million, while retail is to have a payroll of $40 million when all done.

    - New hotel day rate is assumed @ $125 per day.

    - Per seat stadium revenue is projected @ $345 per year.

    - Stadium cash flow is expected to be $1.6 million in 2010 stabalizing @ $6 million in 2014.

    - 5000 total parking stalls, 1 per 4 seats for stadium.

    - Stadium Feasability from August 16th, 2007 is included @ Page 406. Is this different from the earlier report?

    - Page 422 has a soccer participation chart that shows a 8% rate for 30-44 year old, vs 2% for older. Looks like a strong trend is coming.

    - Page 426 has KC with a soccer participation of 7.2%, much over the vaunted Seattle areas 6.9%. Texas is the surprise. Who would have thunk it.

    - Page 432 has break down of MLS revenue sharing.

    - Page 433 has actual payroll info for 2007! We are number 4.

    A "world class" stadium for $46 million? Seems a bit ambitious. :confused:

    what does this mean? is this a reflection of what we should expect ticket prices to do? start low and then jump massively in the next couple of years?

    Stadium Cash Flow I imagine means all aspects of stadium cash flow, including concessions, tickets and rental fees from other uses... So tickets won't necessarily jump after starting low..

    In short yes.

    2010 earnings per seat is set to be $345.

    There are numerous non soccer events planned so the jump may not be quite so extreme..

    The $46 million is the hard cost, just the building itself.

    There is another $20 million for land, $22 million for site, utilities, landscape, etc and another $22 million for soft costs, engineers fees, construction management, etc.

    A 200,000 SQFT stadium @ $46 million works out to roughly $230 a SQFT, a fairly decent number.

    I understand that the $46 million is the stadium hard cost. It still seems low compared to numbers that were estimated before.

    The Missouri Budget process is NOT a linear process. The governor proposes, the legislature amends and approves and finally the governor can veto or further amend and sign the document into law.

    The Missouri fiscal year runs from July 1st 2008 to June 30th 2009. Why, who knows. So the budget must be approved and signed by June 30th. That is the only date set in stone.

    In any case we are on the agenda.

    If you read the fine print, Lane 4 needs to get the approval certificate from the DED (Dept. of Economic Development) before June 30th.

    On page 512 they have the potential demand

    Event - # of events - # of days - average attendance - Total attendance
    Wizards - 20 - 20 - 13, 500 - 270,000
    Women's soccer - 12 - 12 - 5,000 - 60,000
    Concerts - 6 - 6 - 20,000 - 120,000
    International Soccer - 4 - 4 - 15,000 - 60,000
    Other - 8 - 8 - 5,000 - 40,000

    50 events averaging 11,000, or about half a million a year just to the stadium.

    The soccer fields, with tournaments, camps, leagues, practices, other sports, and festivals they expect to bring in over 750,000 a year.

    I guess they really are going after a women's soccer team. I like the projected 4 dates for International soccer.

    Also, they are only expecting 13,500 for soccer, that gives 5,000 growth room.

    I think that's to just be conservative considering the fact that the Wizards haven't been notorious for their attendance.

    I guess a question would be - where do the hotel numbers come into play? If the hotel is going to be attached, like it is in the drawings, whatnot, then does the cost of that structure play into these numbers? It might be outlined in the document, which I haven't read yet (plan to, but there be work to do - deadline next week), but if it's not and that cost isn't included, that could have a substantial impact.

    I like the projected 4 dates for international soccer too, I just can't figure out why they wouldn't expect to sell them out.

    Interesting mix of realistic, understated and inflated numbers there, imo. 5000 for women's soccer? Insert own joke about barcodes and cereal box tops here.
