Illinois (the state being discussed with the high property taxes) has an almost 5% state income tax. It truly is one of the most taxed states. In some IL counties the sales tax is as high or higher than here in TN (9.5-9.75%) where we have extremely low property tax and no state income tax. In Cook County sales tax is 10.25%. Insane!
That's not true. Horowitz invested millions into refitting Lockhart into being able to hold 20k, making major improvements and additions.
He invested a paltry (even for the late 90’s) $5 million into leveling the field and adding some bleachers. That doesn’t make it soccer specific. That is just a larger than average aluminum high school stadium. Crew Stadium was the first MLS SSS. Lockhart’s main claim to fame was that it was at least right sized unlike most of its contemporaries like the Rose Bowl, Arrowhead, old Soldier Field, etc...
I recall something about Florida’s version of tax increase ceiling having a negative affect on people wanting to down size. The property valuation would jump when the property sold, causing a huge increase in tax for the new owner. In addition, the property that the former owner bought was probably higher tax valuation than the one they sold. Caused a lot of empty nesters to not down size.
Trying to recall from my high school days in the late 70's... The airport is west of the stadium, so that view is looking west. The stands on the right and left would be the north and south side of the stadium, and appear to be the same as when I was in school. It looks like the end zone stands are where most of the capacity was in the renovation. Is really tempting to go to a game there next year. That would mean games in three future former MLS stadia... Lockhart, Nippert, and Crew Stadium.
At least for all our faults, we're still building housing at a reasonable clip in Chicago despite technically losing population, keeping things from going completely insane. Unfortunately part of that development has come at a cost to the single room occupancy places which has caused an increase in homelessness, though seemingly not nearly as bad as places like SF/LA.
True. But they also still die eventually. None of the old people in my childhood neighborhood downsized as you might expect they would, but now they’re all dead. And new people have bought their homes.

The league, the club and big soccer. When Empire was being put up, nobody really cared, because it was going away. The attention put on Lockhart, the money being spent, etc.. so weird that anybody is paying attention enough to make a video about the progress at any stage, much less some out buildings.
Supposedly there will be their USL club playing there when Inter moves to their "real" stadium in Miami. That's why there are so many temporary stands.

You're here. People have different interests. I went down to Audi Field's construction at least once a week when it was under construction and have photos and videos from those weekly visits. I simply didn't create a blog or vlog. Even if portions of the venue are not permanent, it's a significant project and the beginning of the return of MLS to the region. This is a significantly larger project than Empire Field. Also (and obviously), that was in Canada and strictly considered a temp venue from the start.
Was Empire Field the site of the old Empire Stadium, where the Lions used to play before BC Place was built?
There's nothing wrong with it, it's just weird to see so much attention paid to a temporary structure. That and I think that Miami FO might feel deep down that the Freedom Park thing isn't going to pan out.
I remember plenty of stuff about Empire. Regardless this venue is a permanent place the organization, hopefully not the first team's league games, but this is the practice facility and home to the reserve and academy teams. Empire was a straight up temporary facility.
I don't think it's a a temporary structure. I think it's a permanent structure. It's a temporary home for the first team. That's different than it being a temporary structure.
