Well De Bruyne had one excellent season, and that was that. You can't really place that kind of amount on a player with just one good season. Let's not forget that he wasn't good enough for Chelsea
Fair price I suppose. De Bruyne was bought for €25m and had a good season at Wolfsburg so his market value was on the rise. Add to this the increased risk for Wolfsburg for missing out on a CL spot this season if they sell their star player, which is probably worth €40m on it's own for the club, and it explains the premium City has to pay.
Fair price. Sterling was 44m+5m, and that could have gone higher if he's not so desperately wanted to leave, so De Bruyne's 55m seems reasonable to me. I believe he has potential to become a better player than Eden Hazard.

De Bruyne also had 4 years left on his contract for Wolfsburg and in todays market with fees skyrocketing they could have probably just kept him for another 2 years and sold him for 50+ million after that anyway. Citiy had to go high to get him now.
