For all those who want to scrutinize the Whitecaps and their ability to afford (or break) their 5-year lease at BC Place....

Day rates for BC Place rentals are right here:

http://www.bcplacestadium.com/pdfs/spectatorevent1.pdf

Let's say they go to 30,000 seats (lower bowl configuration)....

Rental is $13,000 per match, or 15% of the gate, whichever is larger.

So, let's assume 18 home dates per year....(15 home matches + 3 playoffs / friendlies)

That's $234,000 per season plus tax = $259,740 per season.

Multiply by five seasons on the lease = $1.3 million.

Surely there are reduced rates for leaseholders... these numbers are quoted as "day rates" for one-off events.

Do you critics and worrywarts out there really think Kerfoot, Nash and Mallet are sweating over $1.3 million broken up over a five year period?

Damn, that's just a little more than what the Red Bulls pay per game at Giants Stadium

As I explain here, http://www.bigsoccer.com/forum/showpost.php?p=15352448&postcount=28

your numbers or more like $135,000 a game or over $2 mil a year.

I am of course referring specifically to the minimum rental obligations as dictated by BC Place. The Caps will be paying 15% of gate sales in rent, no doubt about it... but they are also retaining 85% of gate sales with no stadium overhead to worry about. Sounds like a good deal to me.

HOWEVER, lost concessions/parking revenue is part of the picture for certain for those renting.

Vancouver probably doesn't care about parking revenue.... this is the team that wants to build a green stadium on the transit hub with no parking spaces.

Before editing my post, it originally just said concessions, but I added parking because BC Place has a lot of it.

PavCo / BC Place does have a few parking lots... for now.

Condo towers will soon be going up in two out of the four PavCo lots closest to the stadium. Game day spaces are around $15 - $30 depending on what lot you go to.

But here's the issue - there are 25,000 spaces in lots throughout downtown Vancouver within a 15 minute walk to the front gate.... and this doesn't include street parking, which is available for free on virtually every downtown street after 8 pm.

For some people it's hard to justify the expense of BC Place's lots when there are so many other inexpensive options available a block away.

Damn, last time I was there parking wasn't that outrageous. Geez, parking near PGE is about oh... $4 maybe. There is no actual lot, it's like 95% transit, the rest are street parking and maybe a couple lots that I've never actually seen, except one small one. Still $15-$20 for parking? Wow! Glad those are getting replaced by condos, as much as I hate condos.
